The process of writing an appraisal report consists of an evaluation which leads to an opinion of value.
The real estate appraiser must use a few "approaches," typically three, to conclude the estimation of market value.
One of the three is the Cost Approach - which is what it would cost to replace the improvements, less physical deterioration and other factors, then adding the land value.
The Sales Comparison Approach involves searching for comparable properties in close proximity and discerning value based on making a comparison of those properties to the house being appraised.
Usually, the Sales Comparison Approach is the most accurate indicator of market value of a house.
The Income Approach is generally used for determining the market value of income-producing properties based on what an investor would pay based on the amount of income a property would bring in.

An appraiser produces a professional, unbiased opinion of market value, often in the context of a real estate purchase.
Appraisers document their conclusions in appraisal reports.

Home inspectors do not come to an opinion of value and do not use the same forms as appraisers.
A third-party home inspector will investigate the structure of the property, from the top to the foundation.
The archetypal house inspector's report will contain an evaluation of the condition of the property's heating systems, central air conditioning system (temperature permitting), interior plumbing and electrical systems, the roof, attic, and visible insulation, walls, ceilings, floors, windows and doors, the foundation, basement, and visible structure.
Is an appraisal the same as a comparative market analysis(CMA)? (List of questions)
Simply, they share nothing in common.
What the CMA depends on are vague trends.
Appraisals use similar sales which are verifiable resources.
The appraisal report will also include area and construction values.
The CMA will provide a non-specific figure.
Being a documented and carefully investigated opinion of value, appraisals are defensible and stand up in legal situations.
The person behind the report is hands down the most significant difference between a CMA and an appraisal.
A CMA is created by a real estate agent who may or may not be trained in technical valuation concepts or even have a handle on market trends.
A certified, state licensed professional who made their livelihood on valuing homes in and around Knox County is behind the appraisal.
Likewise, the agent has a vested interest in the property's selling price - their commission - whereas the appraiser is bound by a code of ethics to accept a flat sum for work they perform, regardless of their outcome.
The main objective of an appraisal document is to let the reader know the value of the real estate in question, and depending on the scope of the report, one will customarily see the following:
- The client and other intended users.
- The intended use of the report.
- The purpose of the appraisal.
- Precisely what "value" attribute is being reported and what that value means.
- The effective date of the appraisal.
- Relevant property characteristics, including: location, physical characteristics, legal attributes, economic attributes, the property rights in question, and non-real estate items included in the appraisal, such as personal property, trade fixtures and even intangible items.

After completing the report, how can I have assurance that the final number is accurate? (List of questions)
In the documentation of an appraisal, each appraiser must make sure of the following:
- That the information analysis utilized in the appraisal was appropriate.
- That major errors of omission or commission were not committed individually or collectively.
- That appraisal services were not conducted in a careless or negligent manner.
- That a solid, supportable appraisal report was conferred.
There are intense classroom and on the job experience requirements that must be met in order to achieve the status of "licensed appraiser" in Tennessee.
Likewise, appraisers must stick to a strict industry code of ethics and observe national standards of practice for real estate appraisal. The rules for working up an appraisal and documenting its results are insured by enforcement of the Uniform Standards of Professional Appraisal Practice (USPAP).

Regulations regarding licensing and certification are different from state to state. However, licensing and certification is commonly associated with many hours of coursework, tests and practical experience.

Typically, appraisers are called upon by lenders to estimate the value of a house involved in a loan transaction - to make sure the house is truly adequate collateral for the loan.
Appraisers also provide opinions in litigation cases, tax matters and investment decisions.

Gathering data is one of the main things an appraiser performs.
Data can be divided into Specific or General. Specific data is gathered from the property itself; Location, condition, amenities, size and other specifics are documented by the appraiser while on site.
General data is collected from a number of sources.
Local Multiple Listing Services (MLS) provide data on recently sold homes that might be used as comparables.
To verify actual sales prices, we look at items in the assessor's office and other public documents that are usually online nowadays.
Flood zone data is gathered from FEMA data outlets, such as a la mode's InterFlood service.
And most importantly, the appraiser assimilates general data from his or her collective knowledge gained from creating appraisals for other houses in the same market.

PMI is short for for Private Mortgage Insurance.

Should I do anything in advance of the appraisal appointment (List of questions)
We begin with an inspection of the home.
During this process, the appraiser will come to your home and measure it, determine the layout of the rooms inside, confirm all aspects of the home's general condition, and take several photos of your house for inclusion in the report.
Inside, make sure it is clutter free and that we can get to things like furnaces and water heaters. On the outside, trim any landscaping so we can be free to get an accurate measurement of exterior walls.
You can make our visit go faster and improve the quality of the appraisal report by having the following things on hand:
- A survey or plot map of the property and building (if readily available).
- Written property agreements, such as a maintenance agreement for a shared driveway.
- A bill for your most recent real estate taxes which should also contain a legal description of the property.
- Any inspection reports, or other recent reports for termites, EIFS (synthetic stucco) wall systems, your septic system and wells.
- Find copies of the current listing agreement, broker's data sheet and, if the sale is "pending", the purchase agreement.
Define "Market Value" (List of questions)
In real estate appraising, Market Value is commonly defined as:
"The most probable price (in terms of money) which a property should bring in a competitive and open market under all conditions requisite to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions whereby: the buyer and seller are typically motivated; both parties are well informed or well advised, and acting in what they consider their best interests; a reasonable time is allowed for exposure in the open market; payment is made in terms of cash in United States dollars or in terms of financial arrangements comparable thereto; and the price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions granted by anyone associated with the sale."
Does the appraisal belong to the bank or the consumer? (List of questions)
In most real estate transactions, the appraisal is ordered by the lender.
While the buyer pays for the report as part of the closing costs, the lender retains the right to use the report or any information contained within. The
buyer is entitled to a copy of the report - it's usually included with all the other closing documents - but is not allowed to use the report for any other purpose without permission from the lender.
It's different when it's the homeowner hiring the appraiser for things outside securing a mortgage.
In these scenarios, the appraiser may state the purpose of the appraisal; for PMI removal, or estate planning or tax challenges, for example. If not stipulated otherwise, the home owner can do whatever they want with the appraisal.
I want to get more for my house. Where should I spend money renovating? (List of questions)
Like all things real estate, this is dependent on a home's location.
For example,
if you live in a cold region, insulated windows can be a real plus. But they aren't as attractive in a warm-weather climate.
As a rule, the best ROI from renovating a home comes in the kitchen.
According to one national survey, kitchen remodels returned an average of 88% of the investment. In other words, a $10,000 kitchen remodeling project would add approximately $8,800 to the value of the home.
Bathrooms were second, returning 85%.
On the contrary, something that may not add value would be painting just for the sake of redecorating.
